BOLOUKUROMO MOSES UGO, J.C.A. (Delivering the Leading judgment): This appeal is against the Ruling of the High Court of Lagos State of 11/03/2013, delivered by O.O. Oke (Mrs) J. as (he then was) dismissing the application of the appellant for an order of mandamus compelling the respondents to place a caution (caveat) on the Title Document Registered as No 55 in Page 55 of Volume 1380 of the Register of Deeds in the Lagos State Lands Registry.

Appellant in compliance with the rules of the Lagos State High Court commenced his application with a motion ex parte filed on 29/10/12 for leave to apply for the said order. In his said application, appellant set out the grounds for his application in the following almost incomprehensible manner:
