UWABUNKEONYE ONWOSI, J.C.A. (Delivering the Leading Judgment): This appeal is against the judgment of the High Court of Niger State sitting at Lapai delivered by HON. JUSTICE ZAINAB ALIYU SADAT on 4th day of September, 2024 in Suit No. NSHC/LP/109/2013. The lower Court, on the 4th day of September, 2024, entered judgment in favour of the Respondents and granted, amongst others, a declaration that they were the beneficial owners of the land in dispute.

Piqued by the judgment of the Trial Court, the Appellant filed a Notice of Appeal (contained at pages 319-323 of the Record of Appeal). The facts underlying this appeal are straightforward and can be easily summarized. The Appellant (who was the Claimant at the Trial Court), via an Amended Statement of Claim contained at pages 52A-52F of the Records of Appeal), sought against the Respondents (who were the Defendants at the Trial Court) the following reliefs:
